Meet Chaz, Your Fav Industrial Real Estate Bro & the GPT You've Been Waiting For...
You don't want to miss this one...We tried integrating #AI into our workflows and ended up in a completely different place.
In the Beginning…
You may or may not know this but we are not AI experts; we are real estate development and investment experts. To figure out how to effectively use AI in our workflows, we have invested some time over the past few weeks.
The original plan was to create a newsletter post for you to demonstrate how we use AI and how you can too. That didn’t work out as expected.
There are some big challenges to integrating AI into day-to-day work processes.
So we ran around in circles trying different prompts and finally we experimented with AI on the marketing front and ended up creating a #ChatGPT.
Since so much of the product of ChatGPT is extremely dry, we decided to have little fun with it and create a character.
Meet Chaz Your Fav Industrial Real Estate Bro
Because everyone loves a good stereotype, we created the biggest real estate stereotype we could imagine, Chaz Your Fav Industrial Real Estate Bro.
Trust me, Chaz is our kind of guy. He likes to wear a Patagonia vest with the latest loafers and shades…and he may throw in the occasional lacrosse reference, and sometimes he misses a call because he is flying private to Montana, other than that he’s all business.
Our in-house #AI expert, ok we don’t have an expert in-house, but we do have a friend with a PhD. in AI. We met with him and told him our challenge trying to integrate AI into our work processes.
He briefly laughed at us, then told us to get started we should create a GPT. Therein lies the foundational story of Chaz.
As a means to create real value for our audience we uploaded into the Chaz GPT model the latest industrial research market reports. Thank you to our friends at Newmark, CBRE, Cushman, Lee & Associates, JLL, for the contribution to our project.
Our newsletter this week includes some images of Chaz, his vision for the future of last-mile industrial real estate, and a couple of selfies in front of his fav deals.
So you may want to check out Chaz, his GPT, and his market commentary here.
But if not, he doesn’t really care since he’s “super busy” crushing it with the biggest and best industrial deals.
And if you decide to call him to discuss how lease-up on your new warehouse is going, he may or may not call you back.
It’s Not The End…It’s Just the Beginning
We will keep updating Chaz, since he is our fav way to connect and share information with our audience.
On additional uses of AI for your entrepreneurial real estate pursuits, check back soon as we integrate analysis, data, and chatbots into our workflows and share them with you.
This is serious, we do plan on implementing it. Prior to this post we spoke with our friend and AI expert, Dr. Vasanth Sarathy about how we can build this into our business.
So much more to come very soon! John

It is now March!!!! We are so close to March Madness you can taste it…the upsets, the excitement, and the last minute heaves from half-court. Purdue is still the top-seed according to ESPN’s Bracketology and who could blame them with dominate big-man Zach Edey! I still like UConn to win the whole thing, but it’s way too early to pick a favorite right?
St John’s is on the bubble somehow after having an extremely poor mid-season where Rick Pitino blamed his team. That might have been the most disappointing thing I have seen him do as a coach. Moving on to Seton Hall, they are also on the bubble and I have to say they are exciting and their coach Shaheen Hollaway has them playing well. I hope they get into the tournament and make some noise similar to Shaheen’s St. Peter’s Peacocks!
In the NBA, the Celtics are dominant, they beat the Warriors over the weekend by like 100 points. Porzingis continues to be one of my favorite players as he works both the perimeter and inside with ease.
And the West’s most dominant player, on the #1 team, misses the tipoff for a game because he “lost track of time”. Ha! Well at least Anthony “Ant” Edwards doesn’t miss many of his shots shooting 46% and 26 points per game.
